TIF District

The Village of Erie has created a Tax Increment Financing (TIF) district within the village to spark residential development and commercial property improvements. A TIF District is an economic development tool that municipalities can use to leverage property tax allocations to stimulate development in the community. The Village of Erie will use the allocated funds to make new sustainable public investments to attract larger private investments in residential and commercial development projects. As Developers and property owners are attracted to redevelop the Area, they should contact the Community and Economic Development Director to being a formal application process.

Business Development District

A Business Development District is an economic development tool that municipalities can use to collect an extra 1% sales tax on retail items which is then reallocated to improvements in the district.

The development goals of the Village of Erie for the Business Development District are to redevelopment of the main commercial corridor in the Village, through repair and rehabilitation of the existing structures and infrastructure and construction of new improvements. Undertaking these projects will increase the sales and property tax revenues generated in the District for the Village, as well as provide a revenue source for the Village’s economic development efforts. These goals will be accomplished through both public and private projects to encourage commercial growth in the District. These projects will be undertaken by a range of stakeholders, from developers and property owners in the District to the Village itself.

Projects may include multiple developers on a larger scale site development, individual property owners making building or site improvements on a smaller scale, or improvement projects initiated by the Village. As Developers and property owners are attracted to invest in the District, they should contact the Community and Economic Development Director to being a formal application process.
