If your property is in the Erie TIF District, you will find an amount in the upper right-hand corner of the tax bill in a box identified as the TIF base. The TIF base is the amount of your assessed value of your property as of the date the TIF District was established, which was in 2022.
In any year that the TIF base amount is less than the assessed value, the tax increment based upon that difference is paid to the Erie TIF as opposed to the other taxing bodies listed on your tax bill.
TIF results in a reallocation of your real estate taxes between the Village and the other taxing districts and is not a tax increase. Note the 0.0000 tax rate. The amount listed under the taxing body section stating Erie TIF is only to set forth the increment from increases in assessed value over the TIF base that is paid into the TIF fund instead of to the other taking districts and does not mean your taxes were increased based upon the fact that your property is in the TIF. No real estate tax bills in the Village of Erie were increased based only on the fact the property is located in a TIF District.
